These funded services include routine and preventive maintenance work required to keep the buildings, utilities, and grounds in an acceptable and safe operating condition.<\/p>\n\n\n\n<p>\n\tThe Building Maintenance department takes care of all heating, ventilation, and air conditioning systems. They maintain all lighting, electrical, and chilled water systems, and all fire, life and safety systems. They also install all shelves, pictures, panels, assemble furniture, move furniture and a myriad of other items.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\n\tPrincipal maintenance services funded include<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\n\t\tRepair of windows, shades and existing glass display cases.<\/li>\n\n\n\n<li>\n\t\tRepair and testing of refrigeration system components, refrigerator\/freezers and ice machines.<\/li>\n\n\n\n<li>\n\t\tMaintenance of building ventilation, air conditioning, heating systems.<\/li>\n\n\n\n<li>\n\t\tMaintenance of fire protection \/ security equipment and alarm systems.<\/li>\n\n\n\n<li>\n\t\tRepair and maintenance of water, sewer, drainage, and gas utility systems.<\/li>\n\n\n\n<li>\n\t\tRepair to standard classroom furnishings ( fixed seating, tables, chairs)<\/li>\n\n\n\n<li>\n\t\tRepair or replacement of floors and floor coverings<\/li>\n\n\n\n<li>\n\t\tPainting-within public areas, including main entrances, public corridors, stairwells and restrooms.<\/li>\n\n\n\n<li>\n\t\tFoundations and structures, roofs, gutters and ceilings<\/li>\n\n\n\n<li>\n\t\tStairways, handrails, ramps<\/li>\n\n\n\n<li>\n\t\tDoors and building entrances<\/li>\n\n\n\n<li>\n\t\tElectrical-lighting and electrical systems<\/li>\n\n\n\n<li>\n\t\tLaboratory equipment, washers and dryers, centrifuges and stills.<\/li>\n\n\n\n<li>\n\t\tHeavy maintenance equipment such as trucks and carts.<\/li>\n\n\n\n<li>\n\t\tExterior masonry repair, cleaning and repair of roofs, gutters and downspouts.<\/li>\n\n\n\n<li>\n\t\tMaintenance of irrigation systems, roadways, street lighting &amp; campus signage.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">\n\tEquipment Preventative Maintenance<\/h2>\n\n\n\n<p>\n\tThere are many systems \/ items that need preventative maintenance. A few include inspection, lubrication, operational adjustments, belt tensioning and replacement, indicator light replacement of all HVAC system equipment, hundreds of fire extinguishers, hundreds of light bulbs both on the street and in the buildings, the entire fire system, entire security system, all the doors on campus, over 1000 air conditioning filters some need to be changed quarterly and some yearly, hundreds of pumps, twenty heating system boilers, eleven domestic hot water boilers, three chillers, eighty nine backflow preventers, four cooling towers, all the building roof gutters on campus, storm drains and all of our vehicles.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\n\tDefinition of Routine Repairs<\/h2>\n\n\n\n<p>\n\tRoutine repairs are non-urgent, everyday repairs which need to be carried out as a result of normal usage or any repair that would improve or maintain the comfort and convenience of your environment.
